Rental Readiness Checklist

  • Good to excellent credit is a plus. Visit the Financial Empowerment Center for your credit score and credit repair. Their services are offered free of charge.

  • This is key to securing financing and to understand what you’ll need in a commercial space. Invest PGH has a partnership with Chatham CWE to assist you in developing a strong plan.

  • It's important to know how much you'll need to open your doors, and how you'll secure those funds. Don't forget to consider rent, build-out, and fixtures that you'll need. We call these considerations "Sources and Uses."

  • · How many enrolled children are required to meet your revenue goals?

    · How many square feet do you need to serve those children?

    · What are the zoning and permitting requirements for the space?

    · Do you have an architect to assist in the buildout and compliance for PA State requirements?

    · Is your space accessible (ADA compliant)?

    · What is your timeline to secure the space?

    · What is your timeline to gather the funding needed for your space?

  • · How long is the lease term? A commercial lease term is usually three to five years and the term of most loans will be the same length.

    · Who is responsible for the realtor’s commission? Typically the landlord’s realtor pays all commissions due for securing a tenant.

    · Does the rent include utilities and other taxes and fees? This is referred to as a triple net lease. You should consider those costs in your budget, business plan and projections.

    · Does the rent increase year to year? If so, consider those costs in your budget.
